Mold Testing & Air Quality Assessment
Certified mold testing and indoor air quality assessment for Greater Philadelphia homeowners and businesses. Third-party lab analysis, expert interpretation, and remediation guidance.
Why Mold Testing Matters
Mold testing provides objective, laboratory-verified evidence of mold presence, species identification, and airborne spore concentration levels — information that a visual inspection alone cannot provide. While an experienced inspector can identify visible mold growth, many mold problems exist inside walls, in HVAC ductwork, and in crawl spaces where they are not visible. Air and surface sampling catches what eyes cannot see.
In Greater Philadelphia — where many homes are older Colonial and Victorian-era construction with minimal moisture barriers — hidden mold is far more common than most homeowners expect. After water damage events including flooding, sewage backup, or roof leaks, mold can begin growing within 24-48 hours in wall cavities and subfloor spaces.
Our mold testing service uses air sampling equipment and surface collection methods, with all samples analyzed by an AIHA-accredited (American Industrial Hygiene Association) third-party laboratory. You receive a written report with full lab results, species identification, spore count comparisons to outdoor baseline levels, and our professional recommendations for next steps.
Types of Mold Testing We Perform
Air Sampling (Spore Trap)
A calibrated air pump draws measured volumes of air through a spore trap cassette. The cassette is sent to an accredited lab where technicians identify and count mold spores under microscopy. Results are compared to outdoor baseline samples to identify elevated indoor mold levels.
Surface Swab Sampling
A sterile swab is used to collect material from visible mold growth for species identification. Most useful when the type of mold is relevant — particularly for black mold (Stachybotrys) identification.
Tape Lift Sampling
A clear tape lift is pressed against a suspicious surface and sealed on a glass microscope slide. Particularly useful for identifying mold species growing on surfaces in HVAC systems, ductwork, and attic sheathing.
Bulk Sampling
Sections of building material (drywall, insulation, flooring) are removed and sent to the lab. Used when mold penetration depth is in question or when destructive sampling is warranted by a larger claim.
Post-Remediation Clearance Testing
Conducted after mold removal is complete to certify that airborne spore counts have returned to acceptable levels. Required by most insurance carriers and attorneys before reconstruction can begin.
When to Get Mold Testing
Mold testing is particularly valuable in the following situations. If you check any of these boxes, schedule a consultation today:
- Musty or earthy odors without visible mold source
- Real estate transaction — buyer or seller due diligence
- After any flooding or significant water damage
- Unexplained respiratory symptoms, chronic coughing, or allergic reactions
- Before or after mold remediation (clearance testing)
- Landlord-tenant mold dispute requiring objective documentation
- Insurance claim with disputed mold presence or scope
- Pre-purchase inspection for older Philadelphia or Bucks County homes
- Children, elderly, or immunocompromised individuals in the home
- HVAC systems with musty smell or visible staining around vents

Mold test results can seem technical and confusing without proper context. Here's what your report will include and what it means:
Spore Count Comparison
Your indoor spore counts are compared to outdoor baseline samples taken at the same time. Indoor counts significantly higher than outdoor counts indicate active indoor mold growth.
Species Identification
The lab identifies mold genera present (Aspergillus, Penicillium, Stachybotrys, Cladosporium, etc.). Some species — particularly Stachybotrys chartarum — signal more severe water damage history and health concerns.
Clearance Standards
Post-remediation clearance tests compare results to IICRC S520 and EPA clearance standards. Clearance is confirmed when indoor counts are at or below outdoor levels with no remediation-target species detected.
Remediation Recommendations
We provide specific, actionable recommendations based on your results — including scope of remediation, moisture source identification, and priority areas for treatment.
When Do You Need Testing vs. Direct Remediation?
One of the most common questions we receive is whether to test first or proceed directly to mold remediation. The answer depends on your specific situation:
Proceed to Remediation Without Testing When...
- Mold is clearly visible and confirmed
- Affected area is less than 10 sq ft (EPA guideline for DIY)
- The moisture source has already been identified and fixed
- You don't need documentation for insurance or legal purposes
Get Testing First When...
- Mold is suspected but not visible
- Real estate transaction requiring documentation
- Insurance or legal dispute requiring third-party evidence
- Post-remediation clearance certification is needed
- Health concerns require objective air quality assessment
